Got Questions? Ask Away!
Buying or investing in property is a big decision, and you should know exactly what you’re getting from your inspector. Here are the questions I hear most. If yours isn’t here, call or send a message and I’ll answer it directly.
About the Inspection
What does a home inspection include?
I evaluate a property’s major systems and components: roof, foundation and structure, electrical, plumbing, HVAC, interior, exterior, attic, and crawlspace. You get a clear, honest report on what’s in good shape and what needs attention, so you can make decisions with real information.
How long does it take?
Typical range, e.g. 2-4 hours depending on size and age. Larger homes, older properties, and add-on services take longer. I’d rather take the time and do it right than rush you through it.
Do I need to be there?
You don’t have to be, but I encourage it. Walking the property with me lets you see issues firsthand and ask questions while we’re looking at them.
Do you actually get on the roof?
Yes. When conditions are safe and accessible, I walk the roof myself instead of relying only on what I can see from the ground. The same goes for attics and crawlspaces: I make every reasonable effort to reach all accessible areas and corners.
Does a home pass or fail inspection?
No. An inspection isn’t a pass/fail test. It’s a detailed look at the home’s condition, so you know what’s solid, what needs repair, and what to watch over time.
What if you find problems?
Nearly every property has something. What matters is how serious it is. I’ll explain what I found in plain English so you can negotiate repairs, adjust your offer, or walk away with confidence.

Your Report
How soon will I get my report?
Turnaround, e.g. within 24 hours. Closing timelines are tight, so I keep turnaround fast without cutting corners.
What will the report look like?
It’s clear and easy to read, with photos and findings organized so you don’t need a contractor to translate. See a sample report.
Services
Do you inspect commercial properties?
Yes. I inspect commercial buildings and their major systems for owners and investors who need a clear picture of a property’s condition before they commit.
What is an eleventh month warranty inspection?
Most builders offer a one-year warranty on new construction. I inspect the home around month eleven, so any defects I find can be reported to the builder while you’re still covered.
Why would I inspect a brand-new home?
New doesn’t mean perfect. Mistakes and missed details happen during construction, and the builder’s final walkthrough isn’t an independent inspection. I can also inspect during construction, which catches problems before they’re sealed behind drywall.
How does mold, lead, and asbestos testing work?
I collect samples and send them to a qualified laboratory for analysis. You receive the full lab report, so you’re working from real results, not guesswork.
What is thermal imaging and do I need it?
Thermal imaging helps detect things the eye can’t see, like moisture intrusion, water damage, and abnormal temperature patterns. If you suspect a hidden moisture issue, it’s worth having.
Do you inspect pools?
Yes. I evaluate the pool structure, equipment, plumbing, electrical components, safety features, and operation.
Can sellers and homeowners get an inspection too?
Absolutely. Sellers use inspections to find and fix issues before listing, and homeowners use them to understand a property’s condition and plan maintenance.
Pricing and Scheduling
How much does an inspection cost?
Pricing structure, e.g. based on square footage, age, and services selected. Call or message me for a quote. It’s quick, and there are no surprises.
Do you offer military and first responder discounts?
Yes. I offer discounts to military members, veterans, and first responders as a thank-you for your service.
What areas do you serve?
Columbus, GA and the surrounding area. If you’re not sure whether you’re in range, just ask.
How do I schedule?
Use the Schedule An Inspection button, or call (864) 450-2273. I work around your due diligence window, not the other way around.
